Agora Realty & Management, Inc. is breaking ground on the Nevada State University, North Las Vegas campus on Tuesday, April 28. The planned three-story, 30,000-square-foot academic building will anchor the “NLV Gateway,” Agora Realty’s 19-acre mixed-use development at the intersection of Lake Mead Boulevard and Las Vegas Boulevard North.
“The North Las Vegas Gateway is a mixed-use project with education, retail, and some additional office [space]…We’re creating more of a walkable community and creating community benefits that all North Las Vegas residents can enjoy,” property manager Aaron Lefton said.

Construction is scheduled to be completed sometime in Q4 of 2027, with an anticipated opening of the campus for the Fall 2027 semester. The campus will serve thousands of students over the coming years and will feature academic programming, workforce development opportunities and student support services.
“A university campus in our downtown is the most powerful signal we can send about the kind of city we are building,” Goynes-Brown said in her final State of the City address. North Las Vegas residents will be glad to know that the state of traffic won’t be negatively affected by NLV Gateway construction.
“Our projects…will not have an impact on traffic, but North Las Vegas is doing their own project on Las Vegas Boulevard that will impact traffic,” Lefton informed. “We have another project at Lake Mead and Rancho and various others throughout North Las Vegas as well.”

One of those projects nearing completion is the first medical office building in North Las Vegas since 1973, on East Lake Mead Boulevard and Jefferson Street. That ribbon cutting will take place on May 19.
“We’re excited to bring the university to downtown North Las Vegas…there will be a lot of good news coming for this corridor,” Lefton said.
